Practical Project Construction

Before you even begin construction you need to acquire funding, land, architects, construction managers and contractors. The project design does not end at architectural drafts and plans. Your Construction Manager needs to ensure that the design is peer reviewed and checked for design flaws with a thorough Constructability Review Checklist, compliance requirements with the Building Code, review of Constructability to ensure maximum workablility and Post Construction Review algorithms for testing the future integrity of the structure.

The first phase of actual construction consists of Site Work where the land is cleared, soil excavated and underground pipelines and tunnels identified. The second phase consists of laying foundations such as reinforced steel and concrete. The next step is Erection of the Superstructure or skeleton of the building with columns, beams and bracing along with concrete flooring. Now the facade or the exterior of the building can be constructed using glass, bricks etc. Interiors can be fitted in next with mechanical piping, duct work and electrical wiring. Commissioning the project is the next step but actually begins during the design phase itself and will include a Construction Project review and structural testing. The final phase is that of Grading, other improvements and Landscaping.

So far as the Design stage is concerned, whether you will actually be able to convert what is on paper into actual 3 dimensional and solid reality will depend on how workable your plan is. You can ensure that your plan is failproof by undertaking rigorous Construction Project reviews before, during and after your building is completed.

At this stage it cannot be emphasized more how important it is to follow guidelines according to a thorough constructability review checklist that ensures that flaws are detected before the contractor comes across them and save you the expense and delay that comes with re designing.

Building Code compliance requires you to meticulously plan and choose layouts for exit paths, maximum allowable areas and so on while also giving you the freedom to innovate. An experienced and conservative eye will ensure that never run foul of the regulator.

Multi Disciplinary Construction Review Checklist algorithms such as the ones implemented by PC Associates’ Remedy Check and Redicheck processes help you avoid hazards.

Remember that a fresh set of eyes will enable greater chances of success and hence a Construction Project Review by a Third Party with relevant experience is a must requirement.
